MJ looking into buying acreage…potential downtown area in the future?
In the planning commission meeting on 5/16, MJ discussed the potential purchase of land located at North Mt Juliet Road and East Caldwell St. During the meeting, the question came up as to why it was being purchased. The response was that it was not officially being purchased yet, but they were just looking into it to have as a potential spot for a downtown in the future. Watch the video here. The conversation starts at the 2 hr and 7 min mark. Is a downtown area the last piece of the ‘best city ever’ puzzle?
MJ Growing Pains
Depending on where you look, MJ ranks top 4 in growing cities in the state. Heck, our neighbors in Lebanon ranked top 10 in the country recently in fastest growing city. With this growth, traffic is inevitable. Especially when the city just a few years ago was home to only a handful of red lights. It seems like every time you check on the 50 different Hip MJ Facebook pages (lol) you get another post from someone saying another road is being widened. The number of roads being widened is almost too much to count. I tried. Here are the biggest road changes we thought you should know about:
-S Mt Juliet Rd widening
-Central Pike widening
-Pleasant Grove widening
-E. Division Street widening
While the growth is frustrating, we do owe some props to the MJ government for recognizing the growth and expanding appropriately.

🐝Local Expert Health Tip🐝
This week's health tip comes from Jay Vicino, Certified Nutritionist and CEO of Nutrishop Mt. Juliet.
"Let me start by saying that the fitness industry is full of many myths and fallacies. With that being said, there's one thing that is undeniably true & is smart to keep in mind as you're making progress along your fitness journeys: Calories determine how much you weigh, Macronutrients determine your body's composition, and Micronutrients (often neglected by many) determine how you feel. If you can grasp these concepts when putting your plans in action, your progress both mentally & physically will improve tenfold.”

🐝MJ Real Estate Update🐝
Mount Juliet is currently experiencing extremely low inventory in the real estate market, with around 2.5 months' worth of homes available. This is a particularly low number given the high demand from buyers in our area. Knowing about properties before they become active is crucial. If you would like more information on off-market and coming soon homes, just shoot me an email and ask for more details.

HELOCs are more popular now than ever before. Mainly because of the low interest rates that the majority of home owner’s are locked into. What used to be a cash out refinance as the way to get money from your equity, now it has turned to mostly helocs. Reach out to me if you want to access equity in your house.
