Record Fair Attendance!
Was it the amazing weather and cooler than normal temps? Was it the amazing combo of local favorites mixed with classic fair foods available at every corner? Who knows the reason, but attendance at the 2024 Wilson County Fair was up by more than 122,000 people! A full write up on the fair can be found here.
Robinson Park Update
Remember that easy to walk loop that was directly behind the Dairy Queen on Mt Juliet Rd? In case youāve been missing itās access and wondering when or if it will be available again, rest assured, itās on itās way back. A contact at City Hall has confirmed that the trail was part of a sewer line upgrade for a Stoner Creek Interceptor (yeahā¦weāre not sure what all that means either). BUT, due to some issues crossing N Mt Juliet Rd, the project was delayed by 3 months back in May. Weāre told that within 90-120 days they expect the project to be complete, barring any weather complications (which there almost always are!).
Restaurant Changes
Unfortunately, PDK unexpectedly closed its doors last week, leaving many of us wondering what's next for that prime corner spot. With its great location and enjoyable patio, itās a space with a lot of potential. What would you like to see there?
Also, MJās beloved Sweet Biscuit has shut itās doors and will focus on catering for the time being. Letās support them and use them for any upcoming catering needs.

šVolunteer Opportunity
JPM, a Food Pantry located in Mt. Juliet, needs weekly help with various tasks such as preparing food boxes, organizing the pantry, sorting clothes, and completing administrative duties. They are open Monday through Friday from 10:00 AM to 5:00 PM, with volunteer opportunities available on Mondays, Thursdays, and Fridays. More information can be found here.

šMJ Real Estate Update
If there's one phrase I've heard over the past two years, it's this: "I'm waiting for rates to drop." Well, if you've been saying that lately, you might be in luck. It looks like we could be headed for a rate cut in September. What will that do for the market? We'll have to wait and see (my crystal ball is in the shop but should be back next week).
In the meantime, here's what I can tell you: The average sales price in Mt. Juliet is down around 1% compared to July, while the average list price has decreased by about 2%. We've also seen a slight bump in the months of supply of inventory, so there might be a few great properties to check out if rates continue to drop. But fair warningālower rates can create more buyers, which leads to more competition, potentially higher prices, and fewer concessions from sellers.
