The Mt. Juliet real estate market continues to hold steady, although we are seeing signs of things slowing down as mortgage rates remain near some of their highest levels of 2026. The average sales price has dropped compared to July 2026, while days on market continue to rise.

That said, homes are still selling. In fact, the number of closed homes is slightly higher than it was this time last year, so buyers haven’t disappeared—they’re simply being more selective.

One number I’m watching closely is months of supply, which is inching closer to five months. We’re still in what I would consider a fairly balanced market, but if inventory continues climbing toward six months or more, we could begin to see a much stronger shift in favor of buyers here in Mt. Juliet.

My biggest takeaway: sellers can absolutely still sell in this market, but pricing and presentation are becoming increasingly important as buyers have more options.
