Taking a quick look at the Mt. Juliet market, a few things stand out. First, inventory is still on the rise—up about 39% year over year (now sitting at 4.2 months of supply). But despite that increase, the average sales price is also up nearly 10%.

While more inventory typically gives buyers a bit of breathing room, in Mt. Juliet, new construction is continuing to drive prices. In fact, looking at homes sold over $600K in the past 3 months, the median year built was 2024.
