Hey Mt. Juliet — before we start opening presents and turning the calendar to 2026, let’s take a quick look at how the November market wrapped up in our area.

The average sales price last month came in just under $630K, down about 6% compared to this time last year. Meanwhile, the average list price was up roughly 2%, landing around $737K. Closings are right on pace for what we’d expect this time of year, and days on market actually dropped nearly 23% compared to last year. One stat worth watching closely: months of supply is up almost 30%, now sitting at 5.6 months. There’s growing chatter among industry professionals that if rates continue to ease and supply pushes past six months, we could see a very active start to spring.
