As we head into holiday mode, the real estate market often slows down, but here in Mt. Juliet, we're seeing some interesting trends. The average sales price has increased by 18% compared to November 2023, showing strong market performance. Other notable stats include a 50% increase in months of supply (up from 2.8 to 4.4 months), and average days on market have risen by around 45%. The average list price has remained relatively stable. While choppy rates continue to sideline many buyers, especially during the holiday season, it will be interesting to see what happens if rates start to trend down in early 2025, paired with an increase in spring inventory.
