Happy New Year, Mt. Juliet! As we turn the calendar to 2026, let’s take a quick look at how our local real estate market wrapped up the year.

In December, the average sales price landed around $651,000, which is up 6% compared to December 2024. Homes spent an average of 32 days on the market, and inventory is sitting at about 4 months of supply. That means we’re still not in a full buyer’s market—but we’re slowly getting closer. If mortgage rates continue hovering near their recent two-month lows, we could see an early-year surge in activity as buyers jump back in.
